🎥 Airbnb connection settings with BedBooking

If the Airbnb room is already connected to a BedBooking room, you can open the Airbnb room edit window by clicking on the grey pencil icon. If your property is not yet connected, please first check the article: 🎥 Airbnb and BedBooking integration

Prices

The first tab in the Airbnb room edit window is the Prices tab.

This section is responsible for configuring the room's basic settings related to its price and discounts. In this tab, you will find the following fields:

• Currency: this is the currency applied to that room. It cannot be modified. It is the same currency that is set in the BedBooking price list.

• Base price: the default amount per night that is filled in the price list. The base price only applies if the price list has not been or will not be filled with a different amount. The amount must be between 10 and 25,000 USD. If a different currency is set for the room, the values are converted to the configured currency.

• Number of guests included in the price: the number of people covered by the prices visible in the price list.

• Weekend price: the default amount per night for Saturdays and Sundays, filled in the price list. The weekend price only applies if the price list has not been or will not be filled with a different amount. If the weekend price is not filled in, the base price applies by default on Saturdays and Sundays. The amount must be between 10 and 25,000 USD. If a different currency is set for the room, the values are converted accordingly.

• Extra guest fee: the amount charged for each additional guest per night, if the number of guests exceeds the number included in the price. The amount must be between 5 and 300 USD. If a different currency is set for the room, the values are converted accordingly.

• Discounts: a list of discounts applied to the room. You can add new discounts by clicking the green plus icon or remove them by clicking the red trash bin icon. There are three types of discounts:

  • Length of stay discount: applicable to reservations of a specific length. This discount has two fields:

    • Discount percentage: the percentage deducted from the nightly rate.

    • Length of stay (days): number of days the discount applies to.

    The 1-week discount applies to 7-day bookings, and the 4-week discount applies to 28-day bookings. The 4-week discount must be higher than the 1-week discount.

  • Early bird discount: applicable to bookings made in advance. This discount has two fields:

    • Discount percentage: the percentage deducted from the nightly rate.

    • Number of months before arrival: the minimum number of months in advance to apply the discount.

  • Last minute discount: applicable to bookings made within a certain number of days before arrival. This discount has two fields:

    • Discount percentage: the percentage deducted from the nightly rate.

    • Number of days before arrival: the maximum number of days in advance to apply the discount.

Availability

The second tab in the Airbnb room edit window is the Availability tab.

This section is responsible for configuring basic room availability settings. In this tab, you will find the following fields:

• Minimum stay: minimum number of nights required to make a booking.

• Maximum stay: maximum number of nights that can be booked. The maximum stay must be greater than the minimum stay.

• Minimum advance booking time (hours): the number of hours in advance a booking must be made before the stay begins.

• Maximum advance booking time (months): the maximum number of months in advance a booking can be made before the stay begins.

• Closed on check-in day: selected days of the week do not allow check-in. Guests can book a stay that includes those days, but the stay cannot begin on those days.

• Closed on check-out day: selected days of the week do not allow check-out. Guests can book a stay that includes those days, but the stay cannot end on those days.

• Minimum stay on check-in day: bookings starting on specific weekdays may require a minimum number of nights.

Taxes

The third tab in the Airbnb room edit window is the Taxes tab.

This tab contains a list of taxes. You can add new taxes by clicking the green plus icon or remove them by clicking the red trash bin icon. Taxes are added to the total reservation amount. Each tax in the list has the following fields:

• Tax type: selection of the available tax type on Airbnb.

• Amount type: tax calculation method. Four options are available:

  • Percentage of the reservation: percentage of the total reservation amount.

  • Charge per guest: fixed amount multiplied by the number of guests.

  • Charge per guest per night: fixed amount multiplied by the number of guests and nights.

  • Charge per night: fixed amount multiplied by the number of nights.

• Amount: depending on the type, this is either a percentage or a fixed amount in the room's currency.

• Tax exemption after a set number of days: if enabled, enter the minimum number of days after which the tax will no longer be applied.

• Business tax ID.

• Tourist tax registration number.

Below the tax list, there are conditions for adding taxes. If at least one tax is added to the room, you must accept these conditions by checking the box next to the text.

Fees

The fourth tab in the Airbnb room edit window is the Fees tab.

You can add new fees by clicking the green plus icon or remove them by clicking the red trash bin icon. Fees are added to the total reservation amount. Each fee in the list has the following fields:

• Fee type: selection of the fee type available on Airbnb.

• Amount type: method used to calculate the fee. Depending on the fee type, up to two options are available:

  • Percentage: percentage of the reservation amount.

  • Fixed: fixed amount in the room's currency.

• Amount: depending on the type, this is either a percentage or a fixed amount in the room's currency.

• Payout type: method of charging the fee. Depending on the fee type, up to two options are available:

  • Per person: fee multiplied by the number of people.

  • Per group: one fee for the entire room reservation.

• Payment method: choose whether the fee will be collected online by Airbnb during the booking or on-site by the manager.

Save the room configuration by clicking Save when you're done editing. If you click Cancel, your changes will be discarded.
