The integration between BedBooking and Airbnb allows for automatic synchronization of the reservation calendar and price list.
Thanks to this solution, reservations from the Airbnb portal will appear directly in the BedBooking Calendar, and on the Airbnb portal your property will only be visible for dates that are actually available.

Synchronization frequency with Airbnb
Data synchronization is processed according to Airbnb requirements.
Export and import of the data (availability, price list, room configuration) takes place immediately with each modification in the BedBooking application or on the Airbnb platform.

IMPORTANT
Integrated Hosts are subject to the so-called Host-only Fee (15%).
What does this mean?
This is the only available fee structure for all Hosts using a Channel Manager (like BedBooking).
The 15% fee is deducted from the Host’s payout - guests do not pay Airbnb commission.
This applies to Hosts worldwide (except the USA, Canada, Mexico, Uruguay, the Bahamas, Argentina, and Taiwan).
NOTES
If you were previously using the split-fee model, after integration with BedBooking, you will automatically be moved to the host-only fee model. Previous reservations will not be affected, but the new structure will apply to all future bookings.
Airbnb will also introduce the so-called pass-through commission, which may be charged by some payment processors. You’ll find detailed information in your Airbnb account or portal documentation.
Hosts can adjust their prices in BedBooking so that the final amount paid by the guest remains the same. This model simplifies pricing strategy and increases offer transparency.
Reservation security after activating the BedBooking and Airbnb connection
All reservations (from BedBooking or Airbnb) are safely secured.
At the first synchronization, if the BedBooking reservation overlaps with the Airbnb booking, the BedBooking reservation will be canceled, and the Airbnb reservation will appear in the booking calendar. However, all canceled reservations from BedBooking can be found on the list of canceled reservations and can be easily managed.
BedBooking will inform you about each canceled booking in notifications (bell icon).
