What is Booking.com price calculation based on when you use Commission and availability?

Setting the rates at which you offer accommodations is a key aspect of your business, which is why the BedBooking Price list provides a clear overview of what prices apply on a given day in Booking.com, Airbnb, or the BedBooking Reservation System, regardless of whether you use Commission and availability or manage prices manually. However, if you want to learn the exact mechanism behind Booking.com rate calculations when using the Commission and availability feature, you will find detailed information about it below.

Commission and availability automates Booking.com price management based on BedBooking prices. The system recalculates rates for the Booking.com portal based on the commission amounts you select. Regardless of whether you use global or local Commission and availability, the operating principle is always the same and is based on increasing the BedBooking price.

Before we dive into the formulas behind Commission and availability, it is worth paying attention to the Booking.com pricing models, which directly affect how rates are calculated. Depending on which pricing model a given Booking.com rate plan uses, the method of price calculation by the Commission and availability feature will differ. If you want to learn more about which pricing models your Booking.com rate plans can use and what Booking.com pricing models and rate plans actually are, read the article Booking.com pricing models supported in BedBooking.

The second key point is that BedBooking prices work in two ways - standard and dependent on the number of people. By default, BedBooking prices are the rate for a room on a given day, regardless of how many people stay in that room. The so-called Price dependent on the number of guests is a method in which you fill in separate room rates for a given day for each number of guests. You can learn more about BedBooking prices dependent on the number of people in the article Price dependent on the number of guests.

It is also worth remembering that Commission and availability offers the option to recalculate prices using a percentage commission and a commission based on a fixed amount. Percentage commission is available in both global and local Commission and availability and is entered in the field called Price increased by. Fixed-amount commission is available only when using local Commission and availability and is set in the field called Additional price per night.

For Booking.com rate plans based on the OBP model, you can choose how the fixed-amount commission is charged. You can set the commission to be charged per night - meaning the specified amount will be added to each night of the stay - or per person per night - in this case, the amount will be added for each person staying in the room, for each night.

Calculation formulas

The way Booking.com rates are calculated by the Commission and availability feature depends on whether you use standard BedBooking prices or prices dependent on the number of guests, and on which pricing model the given Booking.com rate plan is based

The calculation formulas include fixed-amount commission, but if you do not use it, it equals 0. In that case, it can be omitted.

Prices calculated by Commission and availability are always rounded up to the nearest whole number.

If the Booking.com plan is based on the Standard pricing model and you use the standard BedBooking price.

Booking.com price = BedBooking price * (100% + percentage commission) + fixed-amount commission

Example:

Room capacity: quadruple room

Percentage commission: 15,8%

Fixed-amount commission: 20,5 euro

Occupancy BedBooking prices Booking.com prices
Guest x 4

120 euro

120 * (100% + 15,8%) + 20,5 =

120 * 115,8% + 20,5 =

138,96 + 20,5 =

159,46 ≈

160 euro

Guest x 3
Guest x 2
Guest x 1

If the Booking.com plan is based on the Standard pricing model and you use the BedBooking price dependent on the number of guests.

Booking.com price = BedBooking price for the highest number of guests * (100% + percentage commission) + fixed-amount commission

Example:

Room capacity: quadruple room

Percentage commission: 15%

Fixed-amount commission: 20,5 euro

Occupancy BedBooking prices Booking.com prices
Guest x 4 110 euro

110 * (100% + 15%) + 20,5 =

110 * 115% + 20,5 =

126,5 + 20,5 =

147 euro

Guest x 3 90 euro
Guest x 2 80 euro
Guest x 1 70 euro

If the Booking.com plan is based on the OBP pricing model and you use the standard BedBooking price.

Booking.com price = BedBooking price * (100% + percentage commission) + fixed-amount commission

Example:

Room capacity: quadruple room

Percentage commission: 15,8%

Fixed-amount commission: 20,5 euro

Occupancy BedBooking prices Booking.com prices
Guest x 4

120 euro

120 * (100% + 15,8%) + 20,5 =

120 * 115,8% + 20,5 =

138,96 + 20,5 =

159,46 ≈

160 euro

Guest x 3

120 * (100% + 15,8%) + 20,5 =

120 * 115,8% + 20,5 =

138,96 + 20,5 =

159,46 ≈

160 euro

Guest x 2

120 * (100% + 15,8%) + 20,5 =

120 * 115,8% + 20,5 =

138,96 + 20,5 =

159,46 ≈

160 euro

Guest x 1

120 * (100% + 15,8%) + 20,5 =

120 * 115,8% + 20,5 =

138,96 + 20,5 =

159,46 ≈

160 euro

If the Booking.com plan is based on the OBP pricing model and you use the BedBooking price dependent on the number of guests.

Booking.com price = BedBooking price for the given occupancy * (100% + percentage commission) + fixed-amount commission

Example:

Room capacity: quadruple room

Percentage commission: 15%

Fixed-amount commission: 20,5 euro

Occupancy BedBooking prices Booking.com prices
Guest x 4 110 euro

110 * (100% + 15%) + 20,5 =

110 * 115% + 20,5 =

126,5 + 20,5 =

147 euro

Guest x 3 90 euro

90 * (100% + 15%) + 20,5 =

90 * 115% + 20,5 =

103,5 + 20,5 =

124 euro

Guest x 2 80 euro

80 * (100% + 15%) + 20,5 =

80 * 115% + 20,5 =

92 + 20,5 =

112,5 ≈

113 euro

Guest x 1 70 euro

70 * (100% + 15%) + 20,5 =

70 * 115% + 20,5 =

80,5 + 20,5 =

101 euro

If the Booking.com plan is based on the Derived Pricing pricing model and you use the standard BedBooking price.

For Standard occupancy:

Booking.com price = BedBooking price * (100% + percentage commission) + fixed-amount commission

For other occupancies with a percentage difference:

Booking.com price = [BedBooking price * (100% + percentage commission) + fixed-amount commission] * (100% ± percentage difference)

For other occupancies with a fixed-amount difference:

Booking.com price = BedBooking price * (100% + percentage commission) + fixed-amount commission ± fixed-amount difference
