What is Individual Commission and availability?
Individual Commission and availability is a tool that automates the management of prices and availability restrictions on Booking.com and Airbnb. However, unlike global Commission and availability, it provides greater flexibility in setting the commission that is used to recalculate BedBooking prices. You can set an individual commission for each room, including individual commissions for each Airbnb listing and each Booking.com rate plan. Additionally, you can increase prices using a fixed amount, not just a percentage.
How to enable individual Commission and Availability?
1. Go to the Price list section in the menu, then click the Set prices tab.
2. Click the room where you want to set Individual Commission and availability to open the room edit window.
The room edit window in the Price list shows the pricing settings for the Airbnb listing and all Booking.com rate plans if the given sales channel is connected to that room.
3. Enable the Commission and availability toggle for the Airbnb listing or Booking.com rate plan.
4. To increase the price by a given percentage, enter its value in the Price increased by field. To increase the price by a fixed amount, enter the amount in the Additional price per night field.
You have complete freedom in setting the appropriate commission rate - you can use both percentage-based and fixed-amount commission.
For Booking.com rate plans based on the OBP model, you can choose how the fixed-amount commission is charged. You can set the commission to be charged “per night” – meaning the specified amount will be added to each night of the stay – or “per night per person” – in this case, the amount will be added for each person staying in the room, for each night.

5. Click Save.
Remember that Airbnb listings and Booking.com rate plans based on Price rules depending on the number of guests have additional settings in the room edit window in the Price list. Why can’t I edit Individual Commission and availability?
If editing Individual Commission and availability in the room edit window in the Price list is blocked, it means that global Commission and availability for the given sales channel was previously enabled in the Price list settings. If you want to use Individual Commission and availability in a given sales channel, you must first disable global Commission and availability for that sales channel. Simply go to the Price list settings, open the Commission tab, and then disable this feature for the given sales channel. Will Individual Commission and availability apply only to one room?
When you set Individual Commission and availability in the room edit window in the Price list, it will apply only to the Airbnb listing or Booking.com rate plan in one room. You must remember that when making changes to Individual Commission and availability, you need to repeat the changes in each room separately.
For example, changing the commission amount for Individual Commission and availability of a given Booking.com rate plan in one room will not change the commission for the same Booking.com rate plan in another room. You need to open the edit window of the second room to also change the commission amount for the same Booking.com rate plan.
How to disable Individual Commission and room availability?
1. Go to the room edit window in the Price list where Individual Commission and availability has been enabled.
2. Disable the toggle next to Commission and availability for Booking.com and/or Airbnb.
3. Save the changes you made.
After disabling the commission, automatic price increases and inheritance of availability restrictions will end. The current prices will remain the same, but from now on it will be necessary to manually edit prices and availability restrictions in the Airbnb listing or Booking.com rate plan where Individual Commission and availability was disabled.
