What is Airbnb pricing based on when you use “Commissions and Availability”?
Determining the rates at which you offer accommodation is a key aspect of your business, which is why the BedBooking Price list provides a clear overview of what prices are valid on a given day in Booking.com, Airbnb or the BedBooking Reservation System, regardless of whether you use the "Commissions and availability” or you manage prices manually. However, if you want to know the exact mechanism behind Airbnb rate calculations when using the “Commission and Availability” feature, you will find detailed information below.
“Commission and Availability” automates Airbnb price management based on BedBooking prices. The system calculates rates for the Airbnb portal based on the commission amounts you choose. Whether you are using global or local “Commission and Availability”, the principle of operation is always the same and is based on increasing the price of BedBooking.
Before we delve into the formulas behind “Commission and Availability,” it is worth paying attention to the “Price per extra guest” feature offered by Airbnb. It directly affects the rates because it is used to increase the price depending on the number of people who want to book a given offer. The exact operation of this function is described in the article How does Airbnb's “Price per extra guest” work?”.
The second key issue is that BedBooking prices have two ways of working - standard and depending on the number of people. Standard BedBooking prices are the room rate on a given day, regardless of the number of people staying in a given room. The so-called “Occupancy-based price” is a way in which you complete separate room rates on a given day for each number of people. More about BedBooking prices depending on the number of people, you will find out in the article How to set “Occupancy-based price”?.
It is also worth remembering that "Commission and availability" offers the possibility of converting prices with a percentage commission and a commission based on a fixed amount. The percentage commission is available in both global and local “Commission and Availability” and is completed in the field called “Price increased by”. The commission amount is only available when using the local "Commission and Availability" and is set in the field called "Extra price per night”.
Calculation formulas
How Airbnb rates are calculated by the "Commission and Availability" feature depends on whether you use BedBooking's standard or occupancy rates and whether you use the "Price per extra guest" in your Airbnb listing.
There is an amount of commission included in the calculation formulas, but if you don't use it, it is 0. You can ignore it in this case.
Prices calculated by "Commission and Availability" are always rounded up to one.
If you do not use Airbnb's "Price per extra guest" and use BedBooking's standard rate.
Airbnb price = BedBooking price * (100% + percentage commission) + amount commission
Example:
Room capacity: four-person
Percentage commission: 15.8%
Commission amount: 20.5 euros
Occupancy | BedBooking Prices | Airbnb prices |
Guest x 4 |
120 euro |
120 * (100% + 15,8%) + 20,5 = 120 * 115,8% + 20,5 = 138,96 + 20,5 = 159,46 ≈ 160 euro |
Guest x 3 | ||
Guest x 2 | ||
Guest x 1 |
If you do not use Airbnb's "Price per extra guest" and use BedBooking's "Guest Rate".
Airbnb price = BedBooking price for the largest number of people * (100% + percentage commission) + amount commission
Example:
Room capacity: four-person
Percentage commission: 15%
Commission amount: 20.5 euros
Occupancy | BedBooking Prices | Airbnb prices |
Guest x 4 | 110 euro |
110 * (100% + 15%) + 20,5 = 110 * 115% + 20,5 = 126,5 + 20,5 = 147 euro |
Guest x 3 | 90 euro | |
Guest x 2 | 80 euro | |
Guest x 1 | 70 euro |
If you use Airbnb's "Price per extra guest" and use BedBooking's standard rate.
For occupancy without an additional guest:
Airbnb price = BedBooking price * (100% + percentage commission) + amount commission
For occupancy with additional guests:
Airbnb price = BedBooking price * (100% + percentage commission) + amount of commission + (amount per additional guest * number of additional guests)
Example:
Room capacity: four-person
Percentage commission: 15%
Commission amount: 30 euros
Additional guest fee: 12 euros for each guest over: 2
Occupancy | BedBooking Prices | Airbnb prices |
Guest x 4 |
100 euro |
100 * (100% + 15%) + 30 + (12 * 2) = 100 * 115% + 30 + 24 = 115 + 30 + 24 = 169 euro |
Guest x 3 |
100 * (100% + 15%) + 30 + (12 * 1) = 100 * 115% + 30 + 12 = 115 + 30 + 12 = 157 euro |
|
Guest x 2 |
100 * (100% + 15%) + 30 = 100 * 115% + 30 = 115 + 30 = 145 euro |
|
Guest x 1 |
If you use Airbnb's "Price per extra guest" and you use BedBooking's "Occupancy-based price".
For occupancy without an extra guest:
Airbnb price = BedBooking price for an occupancy equal to the number of people included in the Airbnb price * (100% + percentage commission) + amount commission
For occupancy with extra guests:
Airbnb price = BedBooking price for an occupancy equal to the number of people included in the Airbnb price * (100% + percentage commission) + amount of commission + (amount for an additional guest * number of additional guests)
Example:
Room capacity: four-person
Percentage commission: 15%
Commission amount: 30 euros
Additional guest fee: 12 euros for each guest over: 2
Occupancy | BedBooking Prices | Airbnb prices |
Guest x 4 | 110 euro |
80 * (100% + 15%) + 30 + (12 * 2) = 80 * 115% + 30 + 24 = 92 + 30 + 24 = 146 euro |
Guest x 3 | 90 euro |
80 * (100% + 15%) + 30 + (12 * 1) = 80 * 115% + 30 +12 = 92 + 30 + 12 = 134 euro |
Guest x 2 | 80 euro |
80 * (100% + 15%) + 30 = 80 * 115% + 30 = 92 + 30 = 122 euro |
Guest x 1 | 70 euro |
