The rate model is how prices are determined in the Booking.com rate plan. It is selected when creating a Booking.com pricing plan. One of the pricing models available on Booking.com is the Derived Pricing model based on the "Occupancy-based pricing rules". By using that you can vary prices per night depending on the number of people who will stay in a given room. All you need to do is select the number of people, the so-called “Standard occupancy” and then select the percentage or amount difference for the remaining number of people.
It is worth remembering that you choose the type of pricing model when creating a rate plan on the Booking.com Extranet. In BedBooking, you can only edit the settings of the pricing model based on the "Occupancy-based pricing rules", but you cannot change the type of model in a given Booking.com rate plan. How to change the “Occupancy-based pricing rules”?
To change the settings of the Booking.com rate plan, which is based on the "Occupancy-based pricing rules" model, follow these steps:
Step 1: Go to the "Price list" section in the menu and then click the "Set prices" tab.
Step 2: Click on the room where you want to change the settings model “Occupancy-based pricing rules” to open the room editing window.
The window contains all Booking.com rate plans that belong to a given room and are managed by BedBooking. If your rate plan uses the "Occupancy-based pricing rules" pricing model, you can edit its settings.
Step 3: Select “Standard occupancy”, i.e. the number of people for whom you will complete prices on the price grid.
The supplemented prices will be the so-called "Standard price" and they constitute the basis for calculating prices for other occupancies.
Step 4: Determine the price differences for the remaining occupancies.
Note that you increase the occupancy above the number of people in the “Standard occupancy” with the entered differences, and you decrease the occupancy below the “Standard occupancy”. The differences can be a percentage or a fixed amount
Step 5: Save your changes.
Examples of calculating rates using the “Occupancy-based pricing rules”
Application examples for a four-person room:
Increasing the amount:
If you set:
- Standard occupancy: 1 person
- Guest x4: 30 euros
- Guest x3: 20%
- Guest x2: 10 euros
- Guest x1: 100% (“Standard Price”)
For example, with a fixed price per night of 100 euros, for different numbers of guests you will receive the following amounts:
- Guest x4: 130 euros (100% + 30 euros)
- Guest x3: 120 euros (100% + 20%)
- Guest x2: 110 euros (100% + 10 euros)
- Guest x1: 100 euros (100%)
When selecting 1 person as the “Standard occupancy” for a four-person room, you set this amount as the minimum, to which you then add specific percentages or amounts for each additional person, increasing the price depending on the number of guests.
Reducing the amount:
If you set:
- Standard occupancy: 4 people
- Guest x4: 100% (“Standard Price”)
- Guest x3: 10 euros
- Guest x2: 10%
- Guest x1: 30 euros
For example, with a fixed price per night of 130 euros, for different numbers of guests you will receive the following amounts:
- Guest x4: 130 euros (100%)
- Guest x3: 120 euros (100% - 10 euros)
- Guest x2: 117 euros (100% - 10%)
- Guest x1: 100 euros (100% - 30 euros)
By selecting 4 people as the “Standard occupancy” for a four-person room, you set this amount as the maximum, from which you then subtract specific amounts or percentages for the remaining occupancies, reducing the price depending on the number of guests.
